## Asbestos Removal price breakdown

Typical job based on 40 m². Prices are supply-and-install midpoints. Actual quotes vary.

| Type | Cost per m² | Typical 40 m² job |
| --- | --- | --- |
| Bonded / non-friable sheeting | $55 | $2,200 |
| Asbestos roof removal | $80 | $3,200 |
| Friable asbestos | $150 | $6,000 |

## What affects Asbestos Removal cost

- **Type of asbestos material:** The biggest driver of asbestos removal cost is the material type. Bonded or non-friable sheeting is priced at $55 per m², asbestos roof removal is $80 per m², and friable asbestos removal is $150 per m².
- **Area to be removed:** Most quotes are calculated by area, so the asbestos removal cost per m2 rises in line with the number of square metres involved. Smaller jobs may still be subject to a minimum job charge of $1000 AUD if the calculated total falls below that amount.
- **Condition and complexity:** If the asbestos is not in good condition, add $25 per m². In this guide, good means easy access and already identified, while needs repair means tight access, mixed demolition, or damaged / wet sheets.
- **Estimate range and job setup:** Displayed estimates are shown as a range using ±20% around the midpoint to reflect normal quote variation. This means the final asbestos remediation cost or asbestos demolition cost may vary within that range depending on the specific job setup.

## Frequently asked questions

### What is the typical asbestos removal cost in Australia?

For a typical 40 m² job, bonded or non-friable sheeting is priced from a midpoint of $2,200 AUD, asbestos roof removal from $3,200 AUD, and friable asbestos from $6,000 AUD. The displayed estimate range is ±20% around those midpoints. If the calculation comes in lower than $1000 AUD, the minimum job charge is $1000 AUD.

### What is the asbestos removal cost per m2?

The asbestos removal cost per m2 is $55 AUD for bonded or non-friable sheeting, $80 AUD for asbestos roof removal, and $150 AUD for friable asbestos. If the material is not in good condition, add $25 AUD per m². Good means easy access and already identified, while needs repair means tight access, mixed demolition, or damaged / wet sheets.

### How much is the asbestos removal cost per square metre for a roof?

Asbestos roof removal is priced at $80 AUD per square metre. For a 40 m² roof removal job, that gives a midpoint estimate of $3,200 AUD before any condition and complexity adder. If the roof is not in good condition, add $25 AUD per m².

### What affects asbestos demolition cost the most?

The main factors are the asbestos type, the total area, and whether the material is in good condition. Rates range from $55 AUD per m² for bonded sheeting to $150 AUD per m² for friable asbestos, with a further $25 AUD per m² added for tight access, mixed demolition, or damaged / wet sheets.

### How much is asbestos remediation cost when the material is damaged?

When asbestos is not in good condition, the calculator adds $25 AUD per m² to the base rate. For example, a 40 m² bonded sheeting job increases from $2,200 AUD to $3,200 AUD, while a 40 m² friable asbestos job increases from $6,000 AUD to $7,000 AUD. Estimates are then displayed as a ±20% range around the midpoint.

### What is the cost to get rid of asbestos for a small job?

Even if the area-based maths comes in lower, the minimum charge is $1000 AUD. That means the cost to get rid of asbestos on a very small job may be set by the minimum rather than the per-square-metre rate. Larger jobs are then priced using the listed $55, $80, or $150 per m² rates, plus the $25 per m² adder where applicable.
