What Affects Restumping Cost?
- Number of stumps: The biggest driver of restumping cost is how many stumps need replacement. The calculator works on a per-stump basis, so total house restumping prices increase directly as stump numbers go up.
- Stump type and method: Concrete stump replacement is priced at $500 per stump, reblock (concrete blocks) at $550 per stump, and steel / adjustable stumps at $650 per stump for standard crawl space access. Different materials and installation methods change the supply and install rate.
- Access under the house: Tighter working conditions increase labour difficulty and cost. Standard crawl space uses the base rate, low clearance / tight access is charged at 1.25 times the base rate, and house raise / very low access is 1.5 times the base rate.
- Minimum job charge: Small jobs may not scale down below the contractor's minimum attendance and setup cost. If the per-stump maths comes in lower, a minimum job charge of $4500 AUD applies.
