What Affects Timber Flooring Cost?

  • Flooring type: Your biggest cost driver is the timber product you choose. Mid-rate supply and install pricing is $165/m² for engineered timber (glue-down), $230/m² for solid hardwood, and $260/m² for Australian hardwood such as spotted gum or blackbutt.
  • Subfloor condition: Condition affects timber floor installation cost because prep may be needed before laying. Good means a flat, dry subfloor ready for timber, while needs repair adds $25/m² for levelling, moisture barrier or heavy prep before laying.
  • Layout complexity: More complex layouts increase labour and waste because the multiplier applies to both the base flooring rate and any repair costs. Straight plank lay is ×1, many rooms / cuts is ×1.15, and herringbone / chevron is ×1.4.
  • Optional extras: Add-ons can materially change the final floorboard installation cost. Remove old flooring is $1,800, sand and coat unfinished solid timber is $3,500, and new skirting boards are $2,200; set these to 0 to exclude them.
